This golf club could be yours for $3.4 million

A golf club with stunning sea views off the coast of Cornwall, UK, has gone on the market - for £2.75M ($3.4 million USD).

Falmouth Golf Club has been listed for sale after the current owner decided to retire and sell up.

It overlooks Falmouth Bay and offers news owners to chance to acquire one of Cornwall's most popular courses and hospitality venues.

Its listing on Miller Commercial, says: "This is a superb opportunity to acquire one of Cornwall's most popular golf courses and hospitality venues set in an elevated position overlooking Falmouth Bay.

"The club has undergone numerous improvements in recent years and most notably 2021 saw the opening of its stunning new clubhouse and restaurant which has been designed to accommodate not only the membership but also a bar, restaurant, functions and events business, with the club being licensed for weddings.

"The club has been owned by our client since 2004 and is now being offered for sale as a going concern as he moves towards retirement."

The golf club was last sold in 2004 for a guide price of £1.5m ($1.9 M USD) and has undergone significant improvements since.

Earlier this month the new 18th hole was completed and now provides for a "grandstand finish" in front of the new clubhouse that opened in November 2021.

The course offers a "challenging mix" of traditional parkland play and cliff-top holes with stunning views across the bay.

The 94-acre site also includes a clubhouse, professionals' shop, greenkeepers' shed, main and overflow car parks a putting green and short game practice area.

A further 14-acre parcel of land is also included.

Since moving into the new clubhouse in November 2021, the business has enjoyed consistent growth in revenue.

The club itself was formed in 1894 and is affiliated with both England and Cornwall Golf Unions and has a golfing membership across all categories of around 600, with a further 150 social members.

Financial accounts for the year ending August 2022 show a turnover of more than £967,000 ($1.2 M USD) and sales of the first half of this trading year up to February this year are up £185,000 ($230,000 USD), 49 percent, on the same period last year.
